Documentation Checklist

1. Most recent paystubs showing YTD earnings (30 day minimum)
2. Last 2 years W-2's, recent pension letter, or current year Social Security Awards letter.
3. SIGNED Tax Returns (if self-employed or retired)
4. Most recent bank statements (checking/savings)
5. Most recent statement of other asset accounts if needed for closing (401k, stocks, etc.)
6. Homeowners and Flood (if in flood zone) Insurance Declaration Page or quote (all properties)
7. Current Property Tax Statement (all properties)
8. Purchase agreement signed by all parties.
9. Copy of front and back of cleared Earnest Check
10. Copy of driver's license
11. Copy of Social Security Card
12. Copy of Bankruptcy Discharge Papers or Divorce decree, if applicable
13. Current Mortgage and Escrow account statement (for all mortgage or equity loans)

We will need every page of any statements you provide; if a page is numbered, but blank, it will still need to be included. Closing funds must come from accounts that are verified by underwriting which will be the statements you will provide to us. Please do not move or transfer funds and please limit unexplained deposits into your account until closing. It is also very important that you DO NOT apply for any additional credit (such as car loans, credit cards, etc.) or have your credit report pulled after the application process is complete, because it will cause delays in closing. All earnest money deposits on the purchase contract must be verified with two months of bank statements from the date the deposit is posted from that specific account.
